Most of it was built in the last forty years, and a good portion in the last fifteen, which produces a specific set of yard problems.

What builder grading leaves behind

Topsoil scraped and sold, subsoil compacted by equipment, sod laid on top of it, and a grade set to move water off the slab and into the nearest low spot, which is often your back corner or your neighbor's. Two or three years in, the sod thins, the low corner stays wet, and the irrigation the builder installed waters the sidewalk. We fix the order of operations: correct the grade, relieve compaction, amend the soil, then put down turf and plants that have a chance.
